How do I bring my property to The collective property Sydney?

Step 1: Check your managing agency agreement with your current agent for the period of notice you are required to provide

Step 2: Provide written notice to you’re your current agent assigning The Collective Property Sydney as your new agent. Template below.

Step 3: Sign Managing Agency Agreement with The Collective Property Sydney which will commence the following day of your expiry notice period with your current agent.

Step 4: The Collective Property Sydney will advise your current agent that we have been appointed as your new property management representative and will collect the file and keys upon expiry of the notice period.

If your property is vacant no notice period is required.

When do you disburse the rent money?

The rent is collected from the tenant when it is due, and this varies upon the date the tenant moved in. The rent is paid on the 15th of every month (or last business day before) and the last day of the month (or last business day before). There will be some payments which include more or less rent, and this is because the date that the tenants rent is due is not aligned with disbursement date.

My tenant is in Arrears?

Should your tenant fall behind in their rent, the following procedure is strictly adhered to and the process to recover the rent arrears is as follows:

1-3 days General Arrears SMS and email to tenant notify that they are in arrears.

4-7 Days – You will be notified the tenant is in arrears and we will discuss options. Serious Arrears SMS and email to tenant notify that they are in arrears. We will call the tenants to discuss if the tenant has not responded.

8-14 Days – Serious Arrears SMS and email to tenant notify that they are in arrears. We will attend to the property if the tenant has not responded to check the wellbeing of the tenant and condition of the property.

15 Days – We will send a Termination Notice and Apply to NSW Civil and Administrative tribunal for a hearing date for orders or vacant possession.
